Kew Bridge Distribution Centre

Trident’s London office was approached to carry out a Terminal Dilapidation of the site known as Kew Bridge Distribution Centre in Brentford, London.

Trident worked closely with their client to put together a schedule of works required to refurbish the 15,000 m2 industrial site. This included 8 industrial units, external parking, hardstanding, and landscaping items.

During the works, Trident acted as Contract Administrator to ensure the clients requirements were met, whilst also guaranteeing the works were carried out in a timely manner so it could be re-let as soon as possible.

This project is currently ongoing; however the bulk of the works have been completed which the final snags being carried out.

Key Issues
  • Extensive alterations that had been carried out by tenant, including car lifts that had damaged areas of the slabs in several of the units
  • Huge variation from the base build of the units, such as mezzanines and self-contained office spaces
  • Asbestos roofs which were severely aged and in poor condition. Each unit were suffering badly from leaks and humidity problems
  • Once works had begun, close communication had to be kept with Network Rail as they had an easement to the site to access their rail line
