Effective compartmentation and well-maintained fire doors are fundamental to a building’s fire safety strategy.

Fire doors play a vital role in protecting escape routes, separating high-risk or high-value areas, and limiting the spread of fire and smoke. However, due to everyday use, wear and tear, and misuse, their performance can be compromised over time.

Our Compartmentation and Fire Door Surveys assess the condition and performance of these critical passive fire protection measures.

Experienced members of our fire safety consultancy team also support clients with regulatory compliance, risk management, and the planning of proportionate remedial works where required.

We carry out non-destructive fire door surveys, ensuring minimal disruption while providing a detailed assessment of the condition of each doorset.

Prior to undertaking a survey, we review available building information, including floor plans, fire strategy documentation and any existing surveys. This helps to clearly define the scope of inspection, identifying which compartments and elements will be assessed, such as walls, floors, ceilings, doors, service penetrations, and fire stopping.

We arrange all survey activities, working closely with building management teams to coordinate safe access to all relevant areas. With extensive experience operating in occupied buildings, our professional teams are respectful and considerate to residents, minimising any impact on them, throughout the survey process.

Following completion, we produce a detailed fact findings report, supported by photographs and commentary. Findings are aligned with UK fire safety guidance and standards where relevant, primarily Approved Document B, BS 8214, and PAS 9980. Defects and compliance issues are clearly identified and risk-categorised, with practical recommendations provided.

Where remedial works are required, we can assist further by engaging contractors and managing on-site works. Our aim is to help clients meet the requirements of Building Regulations, the Regulatory Reform (Fire Safety) Order 2005, and the Fire Safety (England) Regulations 2022, while ensuring that passive fire protection measures continue to perform as intended, supporting the safety of a building’s occupants.
