The industrial sector is a strongly performing market, driven particularly by demand in logistics, built on e-commerce and supply chain reshoring. It’s also dynamic, with “sheds” fast-evolving into sustainable and people-friendly environments, with increasingly high specifications, for investors with an appetite to futureproof.
That said, developers, landlords, and occupiers are contending with land scarcity, infrastructure constraints and rising costs for both plots and construction.
This is pushing retrofitting up the agenda. Older estates are being modernised to meet current expectations of energy efficiency and operational performance. In fact, you could argue warehouses are now smart buildings, accommodating technologies ranging from automated storage and robotic pick-and-pack systems to AI-driven autonomous vehicles.
