Schedule of Condition

A schedule of condition for commercial properties documents the condition of a property at a specific point in time.

The purpose of a schedule of condition is to provide an objective and detailed record of the property’s condition at the time of the inspection. The report will typically include a detailed description of the property, including its construction, layout, and any notable features, as well as photographs to support the written description.

The schedule of condition will also detail any existing defects or damage to the property, such as cracks, dampness, or structural issues.

The report is used to protect both the tenant and the landlord in the event of any disputes that may arise during the lease term in relation to its state of repair. By providing an objective record of the property’s condition at the start of the lease, it can help prevent any misunderstandings or disagreements about the condition of the property later on.
