Our Liverpool Office was appointed to prepare a Photographic Schedule of Condition of a warehouse unit in Penrith by a national automotive repair company, to assess and capture the buildings condition prior to lease commencement.

The full repairing and insuring lease (FRI lease) required the schedule to assess the condition of all building fabric elements and M&E from a building surveyor’s perspective. This included; external areas, roof coverings, roof lights, rainwater goods, external elevations, fenestration, structure and internal accommodation, inclusive of warehouse, office and welfare facilities.

Due to restricted access to visually inspect the roof coverings, Trident arranged for a third-party drone operator to capture the roof coverings, roof lights and rainwater goods.

The Photographic Schedule of Condition was extensive, with the document exceeding 450 pages and included over 700 large photographs, clearly evidencing the building’s fabric condition. The photographs were supported by a condition rating (As new, good, fair, poor) and brief description of each building element.

The schedule was prepared and delivered using GoReport surveying software.
