Trident was appointed by an existing client to act as Contract Administrator and Building Regulations Principal Designer for the procurement and management of a refurbishment works package following a dilapidations settlement between the landlord and previous tenant.
The refurbishment package intended to repair, redecorate and reinstate the units to their base-build configuration and incorporated additional improvements to increase the longevity of the properties, with the aim to provide lettable properties to attract future tenants.
The final scope of works included the removal of former tenant alterations, repair of defective building elements, cut edge corrosion treatment to metal box gutters, replacement of internal finishes, and decoration works.
Upon completion of the works, Trident ensured the timely delivery of the buildings updated O&M and Health and Safety files ready for the units to be marketed and re-let to new tenants.
