Building Surveying

21–21A Invincible Road

Trident prepared a terminal schedule of dilapidations, relating to a large industrial unit with two storey office accommodation. Successful negotiations resulted in a financial settlement to the client’s satisfaction.

Trident was then instructed to act as contract administrators and principal designers, to specify and tender a full-scale refurbishment, managing all works on site.

The project involved; applying a protective coating to the main asbestos roof, over-cladding a further profiled metal roof, rendering of the brick built office elevations, redecoration of the external cladding and windows, boundary fencing, new surfacing to the car park, internal demolition, replacement of the existing lighting with LED throughout and internal refurbishment, including floor coverings, suspended ceilings and full redecoration.

The project was completed with variations to the work scope following input form the letting agents, the discovery of concealed asbestos and the outbreak of the Covid-19 pandemic, with early interest from several potential tenants.

  • Trident provided a turnkey solution, including preparation and negotiation of the terminal dilapidations claim, agreement of the scope of refurbishment, specification design and procurement of the works and their administration and management through to completion.
  • The scope of work allowed for the application of a propriety metal roof coating. Following preparation, removal of the previously applied coating highlighted that the metal roof sheets were beyond economic repair, requiring a scope revision of roof over-cladding
  • The project was undertaken in 2020 during the Covid-19 pandemic. The works had to be suspended for several months due to Government restrictions, with contract terms negotiated
