Building Surveying, Project Management

1 Lochrin Square

Trident was initially instructed on 1 Lochrin Square (and its sister building adjacent, 2 Lochrin Square) to provide technical due diligence advice and coordination at the time of purchase.

Following on from the purchase completing, negotiations started to progress with the existing single occupier of Building no 1. We provided advice in relation to potential dilapidations liability in order to assist with lease surrender negotiations.

During the negotiation period, we then acted in the roles of project manager, contract administrator and principal designer to progress with a project to return the building back to Grade A open plan layout with a large new bespoke reception being provided and new showering and changing facilities being created within the shared basement car park. A modern ‘tech’ specification was also provided to the ground floor office space to meet the requirement of this sector which is particularly prominent in the Edinburgh market place.

The final works were competitively tendered and following agreement of the Lease surrender works started on site. Works were completed with very positive reviews given at the official launch of the new space.
