Building Surveying, Project Management

180 West George Street

Trident was instructed to coordinate and procure the refurbishment of five floors of office suites, and the communal areas, within the existing office building at 180 West George Street, Glasgow on behalf of Picton capital Ltd.

The property is a multi-let office building constructed around 2000, which Picton purchased in 2015, with a view to investing and creating ‘best in class’ refurbished space to let. The property was good quality space in an attractive location, but the client was concerned that the finishes were aged and that the building lacked any real identity. In addition, the EPC rating was below acceptable standards.

The role involved managing the project from design team appointment, through feasibility to procurement and implementation of the scheme with a spend on the refurbishments amounting to £3.2m (in phases). In addition, the air conditioning was replaced in the building and Trident also acted as project managers on the £1.5m M&E services scheme.

A key outcome of the improvement work was the change in EPC rating from category E+ (70kg/m2 CO2 emissions) to B (30kg/m2 CO2 emissions
