2 Lochrin Square

Trident has been involved with Lochrin Square for many years, undertaking numerous instructions for both buildings on behalf of the Landlord. Now with new asset managers in charge of the building, their focus was to make the buildings as efficient as possible and to provide the best possible services to the tenants of the building, being a priority for the fund that owns the building.

Trident provided Principal Designer, Project Management and Contract Administration services for the project, starting at the beginning with a feasibility and budget costing exercise. Due to lease ends coinciding, it provided an opportunity for wholesale replacement of HVAC systems and refurbishment of floor plates.

The works involved:

  • New HVAC systems and controls
  • New ceilings and lighting
  • Reconfigured and new toilets
  • New automatic entrance door and security system

Where possible systems were replaced with newer, more efficient systems with better controls resulting in an all-electric energy supplied building.

The EPC rating and was substantially changed from an EPC rating of B to a rating of A+. Three out of four floors were pre-let before project completion based on the specifications of the refurbishment and energy efficiency of the building.

The improved tenant facilities have been received well and further contribute to the ESG goals of our client.
