Trident are acting as Employers Agent and Project Managers on this comprehensive commercial office and retail development of an existing Victorian ice factory in Victoria, London.

The development comprises the demolition of the existing roof structure, first floor slab and part second floor, construction of two-storey extension at roof level and new three storey addition above the first floor to the side.

Included in the development is three new passenger lifts and one service lift, superloos on each floor and new shower facilities and cycle storage.

The Design Intent for this development is for warehouse finishes with exposed concrete soffits and services creating an industrial feel throughout creating a contemporary office environment with two restaurants and roof terrace.

The development achieved BREEAM ‘Excellent’ Rating. The use of Cemfree concrete significantly reduced the embodied carbon at construction stage, coupled with the installation of solar panels and Demand Logic systems to the BMS, means the operational carbon output is carefully monitored and reduced.

Key Issues

  • London Underground directly under the site and as such becoming a key stakeholder during the design stage and agreeing construction method statements.
  • Existing UKPN substation chambers and tunnels running across the site.
  • New utilities brought into the site above the District Line and UKPN tunnels.
  • Major structural alterations to the existing Victorian structure.
  • Close proximity to neighbouring properties resulting in Party Wall Award and Rights of Light negotiations.
  • Boisdale restaurant roof terrace backing directly onto the site.
  • Strict noise and vibration restrictions due to the proximity to a Meditation and Mindfulness Studio.
