Trident’s Bristol office was initially appointed by CBRE Global Investors in June 2019 to undertake a Terminal Dilapidations Schedule on a 11,540 ft² light industrial warehouse unit following the expiry of the Tenants lease. Trident then successfully negotiated a full and final cash settlement sum from the Tenant.

Trident was then appointed as Contract Administrator and CDM Principal Designer to manage a cost-effective refurbishment of the unit in order to facilitate a quick new letting. Trident liaised closely with the client’s letting agents to devise a suitable scope of refurbishment work. A comprehensive specification was prepared and competitively tendered by Trident which included a strip out of the previous Tenant’s fit out, minor repairs to the existing roof, respraying of the external cladding, doors and windows, followed by a full internal refurbishment including the installation of new LED lighting and sanitaryware.

The refurbishment work was completed in February 2020 and the unit successfully re-let shortly after.
