Guardian Warehousing

Trident’s Birmingham office was instructed to undertake project monitoring services on behalf of Mizrahi Tefahot Bank Limited who were funding the construction of a new 5,842 sqm (62,882 sqft) distribution warehouse in Willenhall, West Midlands.

Prior to the works commencing we undertook a due diligence assessment of the borrower’s proposals before providing a development / construction appraisal report, including confirmation of documentation and information required prior to, and on completion of the project.

Tridents involvement with this project comprised of:

  • Attending monthly site meetings
  • Reviewing progress of works in line with programme
  • Reviewing documentation and producing progress reports
  • Reviewing the contractor’s valuations and preparing drawdown certificates
  • Monitoring of progress with third party approvals
  • Representation on behalf of the funder in relation to completion and handover of the project

The project was completed within 8 months, on programme and within the funding model agreed.
