Project Management

King’s Theatre

Trident acted as Project Managers and Contract Administrators on the £800,000 refurbishment of the King’s Theatre in Glasgow — a Grade A listed building of exceptional architectural and cultural significance.

As one of Scotland’s most treasured historic venues, the King’s Theatre required a carefully considered approach that balanced modern performance requirements with the preservation of its historic fabric. The programme of works focused primarily on essential fabric repairs, including lead repairs, extensive stone repairs, and comprehensive window refurbishment to protect and restore the building envelope.

Acting in the dual role of Project Manager and Contract Administrator, Trident led the project from inception through to completion, managing stakeholder engagement, and ensuring full compliance with listed building and conservation requirements. Particular care was taken to ensure that traditional materials and conservation-led techniques were employed throughout, safeguarding the building’s original architectural features while enhancing its durability and performance.

Through robust cost control, programme management, and diligent contract administration, Trident successfully delivered a sensitive refurbishment that preserves the integrity of this iconic Grade A listed theatre, securing its long-term future while respecting its significant heritage value.

Our Role
Key Issues
  • Budget constraints – Working within a fixed £800k budget while addressing essential conservation works, managing cost pressures, and mitigating unforeseen defects typical of historic buildings.
  • Live operational environment – Delivering extensive external repairs while the King’s Theatre remained fully operational, with performances continuing throughout the works, including the high-profile Christmas pantomime season. Careful phasing, noise control, and logistical planning were critical to avoid disruption to shows and audiences.
  • Listed building compliance – Ensuring all works met Grade A listed requirements, including statutory consents and adherence to best-practice conservation principles.
  • Unforeseen fabric defects – Identifying and addressing hidden deterioration within stonework, lead detailing, and window assemblies once works were opened up.
