The property comprises a Category A-listed sandstone building, within a city centre location providing office accommodation. The client requested the lower ground suite be refurbished to a high standard, and ‘decarbonised’ moving to fully electric heating & cooling to upgrade the energy efficiency (EPC).
Trident Edinburgh provided Principal Designer, Contract Administration and Project Management services to bring the project from feasibility to completion. Architectural design was carried out in-house, and space plans for the finished suite were provided for marketing the suite.
M&E consultants carried out design of new VRF system for the office suite, with electric radiators in common areas. New shower and WC facilities were provided to integrate into a new cyclist/runner entrance and new bike storage. Two offices on the ground floor and WCs were also refurbished to the same high quality standard.
The full demise was let within a few months of finishing the refurbishment, with the tenant keeping the majority of all finishes, ceilings, M&E allowing a very sustainable fit-out.
