Trident’s Manchester office was instructed to provide contract administration, principal designer and project management services for Picton Property Income Limited on their Salford Quays property, Metro Building.
Works involved the strip-out and total refurbishment of the 4th floor office space, reverting to an open plan layout and removing all partitions from the previous tenant’s arrangement. The refurbishment of reception areas was done to meet increasing demands for commercial space in Manchester. The provision of shower and storage facilities, along with bike racks, complemented the contemporary style of the revised atrium, which included new tubular LED lighting.
The building being occupied meant that Trident had to manage the expectations and welfare of the building’s users accordingly, through a strict guidance programme.
Another issue arose whereby the air conditioning system did not leave the reception area cool enough. A new louvred system was added to fix this issue.
Metro is now a Grade A office space, with a refurbished reception of prefabricated, timber laminated booths, adding to vibrant environment. The bespoke reception desk has created a more welcoming area. The building is also one of 2 office buildings within Greater Manchester to have been award an “Excellent” BREEAM rating.
