Trident’s London office was instructed to monitor the construction phase of a 71,688 sq ft new build warehouse with ancillary office space in Bury St Edmunds.

Trident worked closely with the client’s legal advisors, to ensure that compliance with facilities and development agreements was maintained at all stages of the project.

We took a proactive role in flagging any potential issues which may affect project delivery. Regular updates on statutory consents, competency of the developer, financial appraisal, review of construction agreements, construction costs, and design and quality of construction.

Throughout the nine month build period, Trident attended progress meetings, assessed valuation requests for monthly payments / drawdowns and provided a monthly Project Monitor Report.

  • Delays from steel frame works had a negative impact on the project program
  • Variation requests from the agreed works lead to complicated contract negotiations, with consideration to the various stakeholders involved
