Trident’s Bristol office was appointed by CBRE Global Investors to act as Contract Administrator and CDM Principal Designer in the clean-up and refurbishment of 9,000 ft² light industrial warehouse unit following a significant fire to the property in.

Trident reacted quickly to inspect and coordinate the cleanup of the building which included a specialist clean internally and externally due to extensive fire damage to the asbestos cement sheet roof. Trident coordinated the appointment of a structural engineer to asses any potential structural damage to the building. As a result, a significant section of the rear elevation wall had to be rebuilt due to damage caused by the fire. Specialist testing of the steel frame was also undertaken by Sandberg although no significant damage was identified.

A comprehensive specification was prepared and competitively tendered by Trident which included a new composite sheet roof and cladding, new roller shutter door, and a specialist soda clean internally followed by a full internal refurbishment including the installation of new LED lighting and sanitaryware.

Throughout the project, Trident liaised closely with the building insurance Loss Adjuster to ensure all construction costs and professional fees were fully recovered through the insurance.

  • Review of the Tenants Leasehold reinstatement obligations and assessment of their financial contribution to the strip out costs
