Having completed the pre-acquisition survey, Trident’s Bristol office team were instructed to prepare a planned preventative maintenance survey and subsequently project manage the roof covering replacement works for The City Gates on behalf of the Landlord. The site is mixed-use and comprises a cinema, hotel, various restaurants, bars and some office space.
Shortly after issuing the tender report for the main scheme of roof works, a storm hit Swansea and led to the single ply membrane to the cinema’s rotunda feature ripping off due to decay of the timber deck below.
Whilst the main roof work tenders were being considered, re-roofing the rotunda had become urgent as the stairwell below was left exposed to the weather.
Trident therefore asked the most competitive contractor to extract the costs for that specific element of work, and instructed them to complete the works as a separate project as a matter of urgency, under a JCT Minor Works Building Contract. Works comprised installing a new timber deck and covering with a new liquid waterproofing system, and re-sealing the bullnose flashings, leaving fully watertight. Trident ensured the main contractor was on site within one month of the storm damage occurring, and the roof was watertight within another few weeks. The tenant was pleased the works were undertaken swiftly, with minimal impact to their operations.
