Greensides Farm

Completed in July 2020, Trident acted as Contract Administrator, establishing the scope of works brief, procuring contractors, managing all works and agreeing variations to the contract, together with producing regular cost reports to inform the client.

The project involved; reconfiguration of the internal spaces which facilitated the installation of a new kitchen/dining area, redecoration and general upgrading of the internal finishes, including floor coverings. Externally a new patio was laid to the rear, repairs to the chimneys and extensive repointing to the front elevation using lime mortar. A full rewire of the electrics was required due to rodent damage.

Additional costs for the unforeseen elements of the project which were identified as works progressed, to meet the clients revised requirements meant that the scheme contingency, suggested by Trident was fully utilised.

Key Issues
  • Following commencement of the works and electrical testing it was found that due to its rural location vermin had chewed through the electrical cables resulting in the need for a full rewire of the property
  • Water ingress above the windows was difficult to remedy and required lead flashings to be installed, with details agreed as a contract variation
  • The scale of the repointing was increased from that in the original schedule of work as the condition of the existing pointing was found to be worse than expected from external inspections
  • The project was affected by the Covid-19 pandemic, the erection of scaffolding and repointing to the front elevation was delayed due to the Government restrictions and a lack of available materials
