Primeside Park

Trident was engaged by M7 Real Estate Ltd. in relation to the acquisition of Primeside Park which was purchased for the sum of €6,750,000.

The development consists of 25 light industrial / warehousing units, split over 71,300sq ft.

Trident was instructed to carry out Technical Due Diligence of the estate on behalf of the client to identify and highlight any issues that may have an influence on their acquisition of the estate. The report captured the condition the physical assets and highlighted the extent of repairs and refurbishment works required to return the estate to good order.

Trident was further instructed by the client to design, specify and project manage a substantial refurbishment scheme to return the property to a high standard to return the estate to full occupancy.

  • Pyrite identification, removal, and remedial works.
  • Detailed technical due diligence survey of a, circa 2005, industrial estate, including cherry picker access to roofs.
  • Advise on the development of the buildings in the estate to attract new tenants.
  • Design of refurbishment works program to return estate back to full occupation.
