Building Surveying

West Lodge, Ormesby Hall

Trident was instructed by the National Trust to provide Contract Administration and Principal Designer services for  the demolition of the 1990s extension to the historic gatehouse.

Removal of the extension allowed restoration of the gatehouse which was damaged during several arson attempts. It also restored the approach to the mansion building through a pair of symmetrical gatehouses.

The building  (as a whole) is Grade ll listed. Trident therefore produced a Heritage Impact Assessment for Listed Building Consent, together with planning permission, and a section 80 notice to ensure all statutory approvals were obtained.

The specification required the use of materials sympathetic to the original building, using lime mortar and natural slate for the roof covering.

The electrical supply was disconnected but retained in the gatehouse to provide for any potential use of the building in the future.

The project was carefully managed on site with a high level of security. The project was delivered within budget and on time.

Our Role
Key Issues
  • The extension to the historic gatehouse was constructed in 1990. It was poorly detailed and constructed and suffered from damp
  • The property is located in a deprived area of the country and suffered from anti-social behavior
  • After the tenants vacated the property, the local youths used the area as a meeting point and carried out vandalism and arson attacks. The extension shielded activity from view
  • There was a desire to restore the significance of the historic gatehouse and reinstate the symmetrical approach to the mansion
